The Home Buyer’s Journey:

Dreaming – This stage starts with the thought of owning your own home, or owning a new home, as well as the wish list of amenities you think up to include in this home.

Exploring – This part of the journey consists of research and surfing the Internet. Take notes on certain resources such as the builder, the neighborhood/community, amenities, quality of schools, your financing options, and of course, the home itself. This stage is also your decision to choose Shea Homes.

Focusing – Focusing is about bringing your vision to life and deciding the community, floor plan and school district with the most value within your financial budget. Here, our Shea Homes community reps help you to understand the value of each individual home and what would best suit your needs.

Purchasing – After choosing to purchase your dream home, here is where the design team, construction superintendents and many other Shea teams get involved in fulfilling the “dream” part of your home. We can help you to decide on which architectural style, home options, designer selections, features and upgrades are right for your family.

Monitoring – The monitoring stage is where you receive progress reports on the building and construction stages of your home. We will schedule a walk through with your construction superintendent where our team will identify the key components of your home.

Moving In – Today is the day where all of your planning has paid-off! Through your transition, our team will provide you with all of the tools to make it as smooth as possible. This includes an introduction to your warranty plan where we pre-schedule appointments one-month, five-months and 11-months after your closing date.  During these appointments, we thoroughly look through your home to see if there are any warrantable items or concerns that need to be addressed.

Settling In – While you’re starting a new chapter in your new space, our Shea Homes teams continue to educate you on basic maintenance for your home and to always ensure that it is performing up to our standards.

With Arizona summers being a dreadful 100 degrees plus, constantly running your air conditioning at low temperatures can put a dent in your wallet and use a lot of energy.  At Shea Homes Arizona, we are always looking for effective ways to be more energy efficient and through a new program included at most of our communities; we can guarantee that your utility bill will stay the same for two years!

How is this possible? Through the Environments for Living (EFL) Program, we use a third party to certify the monthly energy usage and cost for your home and guarantee that it will not exceed the specified amount. Though highly unlikely, if the home does go over this energy limit, a 100 percent refund of the difference in your utility bill will be refunded to the homeowner and an expert will be sent out to diagnose any problems the system might be having.


The process to earn the designation is rigorous and proves that we adhere to the EFL requirements for tight construction, fresh air ventilation, improved thermal systems, right-sized HVAC equipment, air pressure balancing, internal moisture management and combustion safety.  So not only are you saving money and conserving energy, but your home is safer and healthier for you and your family.

When homebuilders from around the country gathered on Tuesday night to honor the best in the business, Shea Homes San Diego emerged with five gold medal first place awards for its contemporary new urban community, Origen at Civita in Mission Valley.

During ceremonies at The Nationals awards – the nation’s largest and most prestigious competition for sales and marketing professionals and communities – Origen took home the marquee award as Neighborhood of the Year. This category singled out an individual new home community for innovation, originality and marketing flair.

Other gold medal first place honors were presented to Origen for:

These five first place gold medals are the latest in a string of honors received by Shea Homes San Diego at Origen. Last fall, Origen was honored as the Best New Home Community in San Diego by the Building Industry Association (BIA) of San Diego, and as Community of the Year in attached housing by Its affiliated chapter, the BIA of Southern California.

Designed by Woodley Architectural Group with interior merchandising by Design Line Interiors, Origen offers 200 three- and four-story loft-style town homes in two distinct new neighborhoods — Origen socialGarden and Origen skyLoft. Both communities showcase the best in urban detailing with multi-story window walls, expansive outdoor decks, unique stone and brick surfaces, open rail systems, open tread stairs, wrought iron railings, as well as angled doors, walls and floors. Buyers can personalize their space by adding or removing solid and glass walls for additional privacy or a greater sense of openness.

State-of-the-art in-home technology innovations include a 2gig wireless system to control security, lighting and heating from any Smartphone or tablet. Standard designer items include opaque glass sliding barn doors, Caesar stone quartz countertops, floating European cabinets, glass vessel sinks, tankless water heaters, and KitchenAid or Whirlpool Gold stainless-steel appliances. Homes at Origen skyLoft are priced from the high $400,000s and range from 1,452 to 1,760 square feet with two to three bedrooms, two to three baths, two-car garages and multiple balconies. To date, Origen skyLoft has sold 39 of 73 homes.

Three- and four-story courtyard homes at Origen socialGarden are slightly larger, ranging from 1,390 to 2,050 square feet with two to three bedrooms, two to three baths, two-car garages and individual balconies. Prices now range from the mid $400,000s. Origen socialGarden has sold 59 of 127 homes.

Origen opened in December 2011 as the first new residential community within Civita, whose plans call for 4,780 residential homes and apartments, approximately 480,000 square feet for a lifestyle retail center and 420,000 square feet for an office/business campus over the next 10-15 years. This 230-acre master planned community is being developed as a sustainable transit-oriented village by Sudberry Properties. Upon build-out, Origen homeowners will be able to walk to a large central park, gardens, shopping, dining and entertainment.

Origen is located at 7894 Civita Blvd. in San Diego.  Situated just east of SR-163, Origen is convenient to employment centers, mass transit, several universities and San Diego’s highest concentration of upscale retail.
