5 Design Trends to Try in 2019

by Shea Homes Arizona on December 14, 2018

Well that didn’t take long, did it? 2018 is almost one for the books, which means it’s time to take a look forward at the design trends 2019 will bring with it. Whether you’re buying a new home or revamping the home you’ve loved for years, here are five of the focal points designers will be switching up in the coming year. We’ve peeked into the newest Shea Signature™ community, Azure, to see these trends in action.

Flowers and Other Natural Elements
Succulents had their time in the spotlight in 2018, but 2019 brings with it more color and more variety. Flowers and floral patterns occupy a design Goldilocks-zone between the abstract and concrete and can add fun splashes of color and life to your home; look at how they’re used to brighten these lower level living spaces. Look to use exaggerated proportions and contrasting colors to emphasize the modern twist on this classic staple.

Artisanal Fixtures
In keeping with the naturalistic theme, decorators are looking towards locally made, artistic lighting fixtures to add interest to the most-used spaces in homes. Vintage elements, in particular, will be making a comeback, like sconces and pendants. Buying from local artisans not only supports your local economy but will give you a unique piece of culture that is sure to be a talking point at your next get-together.

Bolder Backsplashes
Light fixtures aren’t the only way to punch up the details in your kitchen; add some interest and texture with a new backsplash. Go bold with a bright color or uniquely local recycled materials (another big trend to keep an eye on next year), or opt for something a little more subtle, like the textured tile you see here. It’s a simple change that can take your kitchen from ‘bleh’ to ‘beautiful’.

Light Wooden Floors
Something just feels right about this light wooden floor. Whether you choose birch, light oak, or anything else that strikes your fancy, these floors find a perfect balance: modern, yet classic; casual, yet luxurious; open, yet cozy. With the extra light these floors reflect, they add an airy feel to any home that can drastically improve the mood of a space without sacrificing comfort.

Eco-friendly
Not a new trend by any means, but eco-friendly design will take its rightful place in the driver’s seat in 2019. If it’s both beautiful and easier on the planet, it’s in. That could be anything from choosing recycled materials wherever you can to full-out eco-centered design, like at Azure. Each residence includes small essentials like LED lighting and tankless water heaters, all the way to a highly efficient sealed attic system, designed with blown cellulose, a product with around 85% recycled content, applied to the underside of the roof deck. This can lessen the summertime heat gain on air ducts, in an effort to reduce energy costs and increase homeowner comfort. Low-E windows let in light without the unwanted heat – in fact, the window and door systems were designed to reduce radiant heat entering the home by up to 75%. All of us at Shea Homes® are proud to build homes that help sustain our natural environment.

“Peoria has a lot to offer buyers,” says Ken Peterson, VP of Sales and Marketing for Shea Homes Arizona. “With Lake Pleasant right up the road and tons of entertainment and dining options, it’s a great place for people who want an outgoing lifestyle, whatever their age.”Emblem

Shea is building across 29 acres at the northeast corner of 75th Avenue and Jomax. Nestled between panoramic Peoria Mountain Preserves and Thunderbird Conservation Park, the stunning landscape provides a natural backdrop to the 124 single family homes, which take cues from southwestern design to create a harmony between the man-made and natural elements.

Both Ascent and Emblem boast six unique floorplans. Ascent features plans from 3 bedrooms and 2.5 bathrooms up to 5 bedrooms and 3.5 bathrooms, ranging from 1,968 square feet up to 3,062. Emblem sports homes from 3 bedrooms and 2.5 bathrooms up to 5 bedrooms and 4.5 bathrooms, from 2,218 square feet to 3,505.

As a part of the Aloravita, you’ll find plenty to do around your new neighborhood. Filled with manicured parks, miles of walking and biking trails, and only a short distance from the West Wing Mountain Trail, residents will have everything they need to stay fit and have fun doing it.Emblem Kitchen and Great Room

Beyond the beauty of the Aloravita community, there is a lot to love in Peoria. For all you outdoor enthusiasts, there is perhaps no better place in the entire Valley. Spend the day at Lake Pleasant; boating, hiking, fishing, where classes like paddleboard yoga will keep you both entertained and physically fit. Sports fans will get their fill too, whether it’s swinging the sticks on the many award-winning golf courses around town, or drinking in the atmosphere when the Mariners and Padres come to town for Spring Training at the Peoria Sports Complex.

Once the 9th inning ends, step out into P83 Entertainment District. Here you’ll find boutique shopping mixed with unique culinary concepts and family-friendly fun. If the shopaholic in you isn’t satisfied, the Park West Shopping Center is one of The Valley’s most beautiful outdoor lifestyle centers, and you’ll be just a few minutes’ walk from seeing a Cardinals game at State Farm Stadium.

And that’s just scratching the surface of a town filled with amazing performing arts, outstanding parks, and renowned schools. Peoria is a booming center of fun and culture, and Shea is thrilled to bring their award-winning craftsmanship to town yet again.Emblem Great Room

Faces of Shea: Meet Tony Lanese, Community Representative at Azure

by Shea Homes Arizona on November 30, 2018

As the faces of Shea, our team members pride themselves on their knowledge and passion for helping buyers find a space perfectly suited to their lifestyle.

This month we chat with Tony Lanese, one of the Community Representatives for the newest entry in the Shea Signature™ line: Azure. Tony has been with Shea Homes® for many years, and his easy-going manner and sense of humor makes every interaction a joy.
Tony Lanese - Azure, Paradise ValleyQ: What makes the experience of buying, building, and living in a Shea Home special?

A: At Azure, it has been very special providing our discerning home buyers with the quality, features, and flexibility they want in a new home with the stability of one of the largest privately-owned home builders. We’re continuing the same business principles and customer service the J.F. Shea Family of Companies used in the construction on the Hoover Dam, Golden Gate Bridge, and BART Tunneling projects.

Q: What are the unique selling propositions of your community? What sets your community apart?

A: I believe it’s having the ability to provide buyers with the options to truly personalize their homes, inside and out! What sets us apart is the attention to detail in the Design and Architecture of every single element that is Azure; allowing home buyers their own private space to add a custom pool and entertain in the privacy of their own backyard.

Q: Tell us about a time you helped a family find their dream home, and what it meant to you.

A: Recently I had a buyer who came out of a custom home she built 19 years ago and provide her with something she didn’t think was possible. A beautiful home she could personalize like she wishes, allowing her the right spaces to entertain her family and all within the Paradise Valley, AZ city limits, something she has always wanted. It’s incredible to be a part of this journey; personally, I think we’ll remain friends forever!

Q: What community amenity do your homeowners love the most?

A: Customers really like the amazing Outdoor Lounge that provides them a cozy sitting area gathered around a warm gas fireplace with the sounds of our stunning water feature in the backdrop.

Q: What does living the Shea difference mean to you?

A: You become part of the Shea family and are treated like a family member. This is the same for employees and home buyers alike. It’s not a transaction, it’s an experience.

5 Fun Ideas for Your Flex Room

by Shea Homes Arizona on November 2, 2018

At Shea Homes® Arizona, our design team spends months, sometimes years, meticulously crafting our homes to tailor each floorplan to specific lifestyles. But no matter how much planning and heart goes into each design, the most important thing is that your home feels uniquely you.

That’s where the flex room comes in.

Flex rooms are designed to be flexible. You might see it on the floorplan labeled ‘flex’, or ‘optional space’, but they all amount to the same thing: your space to do with what you please. This is your chance to create a space that you love to return to, that will wow your guests when you give them a tour.

Here are five of our favorite flex rooms, curated to give you some inspiration for the spaces that will add the perfect pop of personality to your new home.

1. A Hobby Room
Hobby RoomYou can finally have a space dedicated purely to your passion. Whether you are an artist, a fitness enthusiast, or a collector, flex rooms provide a special area in your home that is solely dedicated to your favorite hobby.

2. An Office or Study Area
Home OfficeLet’s face it, no one truly leaves all of their work at the office. By turning a flex space into a home office or library, you will have a place where you can focus when you need to work late to meet a deadline or decide to work from home for the day. When you are not using it, the kids can use the space as a study area!

3. An Entertainment Room
Game RoomTurn your flex room into a space dedicated to having fun! Make your home the perfect place for entertaining by creating your own game table room, or a private movie theater. By having a separate entertainment space, you won’t have to worry about disturbing the rest of the family when you break during a game of table tennis, or when you want to watch an action movie late at night. On top of that, your home will quickly become the gathering place for all your friends!
